December 2021 Durham Region Monthly Housing Update

 

In December 2021, we have seen 608 properties listed which have resulted in a 7.46% decrease from December 2020 in which 657 properties were listed;

we have seen a year-to-date value of 19048 in 2021 and 17584 in 2020 resulting in an 8.33% increase.

In December 2021, we have seen a total value of 646 sold properties which has resulted in a 13.98% decrease from December 2020 in which 751 listings were sold;

we have seen a year-to-date value of 15106 in 2021 and 13245 in 2020 resulting in a 14.05% increase.

 

The average sales price in December 2021 is $1.02M, a 30.11% increase from December 2020. The average sales price of December 2020 was $782K.

We have seen a year-to-date average sales price of $926K in 2021 and $707K in 2020 resulting in a 31.10% increase.

 

The average asks to sell ratio in December 2021 was 1.213, a 13.09% increase from December 2020 with an ask to sell ratio of 1.072.

We have seen a year-to-date average ask to sell ratio of 1.145 in 2021 and 1.030 in 2020 resulting in an 11.13% increase.

  • Dec. 2020 - There were 657 new listings, a 38.32% increase from December, 2019
  • Dec. 2019 - There were 475 new listings, a 17.53% decrease from December, 2018
  • Dec. 2018 - There were 576 new listings, a 21.53% decrease from December, 2017

  • Dec. 2021 - The average asking price was $933K, a 16.03% increase from December 2020
  • Dec. 2020 - The average asking price was $804K, a 10.24% increase from December 2019
  • Dec. 2019 - The average asking price was $729K, a 5.83% increase from December 2018
  • Dec. 2018 - The average asking price was $689K, a 5.36% increase from December 2017

III. Monthly Sold Properties

  • Dec. 2021 - There were 646 sold properties, a 13.98% decrease from December 2020
  • Dec. 2020 - There were 751 sold properties, a 40.90% increase from December 2019
  • Dec. 2019 - There were 533 sold properties, a 20.86% increase from December 2018
